Q: How do I reserve a Braddus Home?
A: When you’re interested in buying a home at one of our developments [link to current developments page], the first step is to make an appointment to chat with our sales team. You can either call or email them (you’ll find the sales team’s contact details on the development page of our website) or you can send us an enquiry through our contact form.
A member of the sales team will give you all the information you need to help you choose your perfect home, then they’ll complete a reservation form with you and take payment for the reservation fee (you’ll need to bring two forms of ID with you to confirm your identity).
Q: Can I visit site to see the progress of my new home being built?
A: We will keep you informed of the build progress throughout all stages and you will be invited to join us for a site visit pre-handover.
Q: What happens after I’ve moved in?
A: Our service commitment to you doesn’t end when we hand over the keys. Our dedicated team will make sure you’re settling in and will be available to answer any queries you have as you get to know your new home. If any snagging is required, this will be carried out as quickly and as smoothly as possible.
You’ll also have peace of mind that your new home is covered by a warranty that protects you for the first ten years, should any structural defects appear.
Q: Is my reservation fee non-refundable?
A: Upon legal completion, the reservation fee you paid will be deducted from the balance of your new home. If you don’t proceed to exchange of contracts, we’ll refund 50% of your reservation fee, in-line with the Consumer Code guidelines.
Q: Can you provide mortgage advise?
A: Whilst Braddus Homes can’t give you any financial advice, we can connect you with reputable mortgage specialists who can help you find the best mortgage agreement for you. Please ask our sales advisor for details.
Q: Is there a warranty with my new home?
A: Yes, all our homes come with a ten-year warranty that covers any structural defects that may occur during the first ten years.
Q: Do I need to insure my new home as soon as I’ve reserved it?
A: You will only be legally responsible for your new home from the point of legal completion. This is when you should have insurance in place to cover both the building and its contents. It’s not necessary for you to insure the home when you reserve it as we insure all the homes we’re building up until legal completion.
Q: What if I’ve got a property to sell?
A: If you need to sell your existing home to fund the purchase of your new home, please discuss your position with our sales advisor – they will be able to advise you according to your circumstances and can assist you with finding the right estate agent.
Q: What specification is included in your homes?
A: All our homes are built using great-quality materials, fixtures and fittings and come with a high specification as standard. Typically, this includes locally-manufactured kitchen units, solid surface worktops, top-brand appliances, bi-folding doors, air source heat pumps, underfloor heating, and turfed front and rear gardens. Q: How long will it take to build my new home?
A: The time you will have to wait will depend on the build stage of your plot at the point of reservation. The sales team will give you an expected completion date when you enquire or reserve with us and they will keep you informed of build progress and timescales through the process.
Build times can also be affected by other factors, some of which are out of our control. Our site managers strive to stay on schedule and deliver your new home on-time.
